What it is

A plant-derived disinfectant delivered through the system as a fine mist, so it reaches the inside surfaces of the runs rather than only what is visible from a register.

A finishing step on a clean system. That word order separates an honest fogging service from a dishonest one.

Why the order matters

A disinfectant acts on whatever surface it contacts. Mist it into a duct carrying settled dust and you have disinfected the dust, which is still sitting there doing exactly what it did before.

Misting takes a fraction of the time and cost that cleaning does, which is precisely why certain operators present it as the whole service under a name engineered to sound technical. If somebody offers to sanitize your ducts without cleaning them first, you are being sold the ten-minute half.

A healthy system in an occupied house, no odor, no damp history, does not need this. Cleaning removes what was in there and fogging adds nothing measurable.

It matters most on the larger south Chandler houses, since the price is per HVAC unit and a two-system property is $320. That deserves a real reason rather than being added because the house is big.
